Jen\u017ee takto to nemus\u00ed fungovat v\u0161ude. Kdy\u017e si p\u0159edstav\u00edm, \u017ee by se n\u00e1\u0161 spr\u00e1vce objektu nar\u00e1z odst\u011bhoval, nedok\u00e1\u017eu za n\u011bj ve sv\u00e9 mysli nal\u00e9zt odpov\u00eddaj\u00edc\u00ed n\u00e1hradu. J\u00e1 bych tuto funkci necht\u011bl d\u011blat ani za nic a mo\u017en\u00e1, \u017ee ani nikdo jin\u00fd v dom\u011b. Dokud v\u0161echno \u201e\u0161lape jako \u0161v\u00fdcarsk\u00e9 hodinky\u201c, je zd\u00e1nliv\u00fd klid, ov\u0161em jestli\u017ee by spr\u00e1vce domu neplnil sv\u00e9 povinnosti a nem\u011bl ani z\u00e1jem situaci napravit, mohlo by to p\u0159in\u00e9st n\u00e1m v\u0161em zna\u010dn\u00e9 komplikace nejen v administrativn\u00edch z\u00e1le\u017eitostech, ale i v t\u011bch technick\u00fdch. Spr\u00e1vce domu se star\u00e1 o jeho dobr\u00fd technick\u00fd stav, zaji\u0161\u0165uje pravideln\u00e9 revize, dohl\u00ed\u017e\u00ed na r\u016fzn\u00e9 opravy a rekonstrukce, \u0159e\u0161\u00ed pro SVJ poji\u0161t\u011bn\u00ed domu, reaguje na situace v bytov\u00e9m dom\u011b, kdy\u017e se vyskytne nap\u0159\u00edklad z\u00e1vada ve stoupa\u010dce, v kom\u00ednov\u00fdch t\u011blesech od plynov\u00e9 karmy, v elektroinstalaci ve spole\u010dn\u00fdch prostor\u00e1ch, v souvislosti s v\u00fdtahem, vchodov\u00fdmi dve\u0159mi do domu, st\u0159e\u0161n\u00ed krytinou, domovn\u00ed fas\u00e1dou atd. Jestli\u017ee spr\u00e1vce domu nepracuje, jak by m\u011bl, existuje mo\u017enost p\u0159edat ve\u0161kerou agendu extern\u00edmu spr\u00e1vci. T\u00edm se m\u016f\u017ee st\u00e1t specializovan\u00e1 firma, kter\u00e1 si bere na starost v\u0161e, co s provozem a \u00fadr\u017ebou objektu souvis\u00ed, a v podstat\u011b nalo\u017e\u00ed ve\u0161ker\u00e9 starosti na sv\u00e1 bedra. Funkce extern\u00edho spr\u00e1vce se hrad\u00ed z domovn\u00edho fondu, kam p\u0159isp\u00edvaj\u00ed v\u0161ichni jeho spolumajitel\u00e9, tak\u017ee je zp\u016fsob odm\u011b\u0148ov\u00e1n\u00ed spravedliv\u00fd. V\u00fdhodou tohoto procesu je i to, \u017ee extern\u00ed spr\u00e1vci b\u00fdvaj\u00ed lid\u00e9 zku\u0161en\u00ed a tak\u00e9 se dob\u0159e orientuj\u00ed v legislativn\u00edch z\u00e1le\u017eitostech v\u010detn\u011b r\u016fzn\u00fdch zm\u011bn, kter\u00e9 mohou nastat v pr\u016fb\u011bhu let, v souvislosti se zm\u011bnami z\u00e1kon\u016f.
